One of our agents, Sean Roland, specializes in the acquisition and selling of inspiring historic commercial buildings. But beyond simply brokering deals on truly poetic spaces, he is also the co-developer of the Pocketbook Factory in Hudson, New York. After brokering the purchase and sale from a longtime Hudson character, the well-known decorator Eleanor Ambos.

Over the past three years Sean has assembled a team of local creatives and developers to reimage the largest historic building in the City of Hudson. The project has been fully approved by the City and by the State and Federal Historic Preservation offices, and construction is now well underway.

Slated to open in the fall of 2024, the complete historic restoration is anchored by a stunning 45-room boutique hotel designed by and for artists and the creative class by ZÉZÉ Hotel and the AD100 designers Charlap, Hyman & Herrero.  Next door, a bathhouse and spa inspired by global bath traditions will occupy a former textile fiber storage building, build of heavy timbers and masonry, and with a soaring 30’ vaulted ceiling.

Food and beverage offerings will include an industrial-chic restaurant, lounge and bar set within a 6,000 square-foot space which is flooded with daylight through the massive windows. The menus will be extremely focused on the regional bounty of farmers and producers, with a live fire hearth anchoring the dining room to adding depth and warmth to the food and the experience. Large events can be hosted in a column-free hall with vaulted, timber-trussed ceilings, and in the warmer months can spill outside onto the lush and landscaped courtyard. Late night, festivities can continue in the subterranean music club, which was once the boiler room but now houses a high-fidelity audio system and dancefloor.
